Accepting accommodation by telephone, e-mail or in writing means you have entered into a legally binding contract with us. At the time of booking, we take a small non-refundable deposit from your debit/credit card.
We recognise that there are times when a booking may need to be cancelled. Should you need to do so please contact us as soon as possible and always confirm immediately in writing by post or email. Once we have your written confirmation we will acknowledge receipt by return and advise the extent of any charges which may apply.
We will make every effort to re-let the room(s) and if successful will refund any cancellation charges levied (excluding the non-refundable deposit). The sooner we are notified of the need to cancel the more likely we will be able to re-let the room and therefore refund any cancellation charges applied.
A booking cancelled fourteen or more days before arrival will not incur any charges beyond the original non-refundable deposit which will always be retained to cover our administration and card processing costs.
If you cancel your booking less than fourteen days before arrival, a charge of the first night of the stay (less the deposit already paid) will be made to your debit/credit card.
If, after your arrival, you choose to curtail your stay and leave before the end of the full duration of your booking we may charge you an amount up to the full balance for your full booking, as reimbursement for any nights when the accommodation cannot be re-let to other customers.
We will automatically charge the whole amount due for your entire stay in the event of a ‘non arrival’ without prior notice of cancellation.
We advise you to take out travel insurance, so that you may recover any cancellation charge in the event of a charge being levied.
Well, we seem to have done it again! We now have a TA certificate of Excellence for 2010, 2011, 2012, 2013, 2014, 2015 and now 2016!! SEVEN years at the top, thanks again to all those that have so generously taken the time to post such positive reviews of their stay with us.

Our three double/twin rooms can be configured either as a twin with two separate single beds or as a superking size double with one large bed for two people. We also have one double room which is always one large bed for two people, a triple room which contains three single beds and a single room with just one single bed. For stays of two nights or more, if you prefer we can make up our triple room with a superking size double bed and a separate single. Please ensure you book the right type of room and let us know how you want it configured on your booking. We will do our best to ensure everything is as comfortable as we can make it for you.
